Phase IV: Plan and Policy Directions

This phase (working with the community and building on trends and conditions information) will explore alternative growth patterns and a land use plan and policy framework.

Look for the following work products during the Plan phase:

  1. Scenarios or Key Choices for Land Use

    Up to three land use scenarios or key choices for different areas around Commerce City will provide choices for future growth patterns and implications of different patterns, The public will help select preferences.

  2. Future Land Use Plan

    Building on selection of preferred choices, the Future Land Use Plan will guide future land use and development patterns in the city and its neighborhoods and industrial areas.

  3. Refined Policy Framework

    The policies will guide future actions and directions related to the vision and guiding principles, including:

    • Community Sustainability
    • Land Use
    • Healthy Community
    • Housing
    • Transportation and Circulation (general policies, with link to Transportation Plan)
